Please Note:  We guarantee a type of site or cabin.

We cannot guarantee a particular site or a particular cabin.  

If you have a preference, we will do our best but we cannot promise.

Each item below was put in place because of

NY State Regulations or because of incidents at Beaver Valley.
 

Have you ever seen a group of kids push a full size bus in to a pool? We have! 

After 35 years if you can think it, we’ve probably seen it! 

We do not tolerate harassment of guests or staff.

 

Per NYS law:

A campground owner may request any law enforcement officer
remove any guest who willfully denies other guests their right to quiet
enjoyment of the campground.

We truly appreciate you respecting the rules,

and making Beaver Valley a safe, comfortable and family friendly place to be.

Reservations accepted year round and up to a year in advance. 

We accept MasterCard/VISA or a check in the mail.

HOUSEKEEPING CABINS, TINY HOUSES

DEPOSIT POLICY.  Full payment at time of reservation.

REFUND POLICY*.  60 Days prior to arrival: Full refund less a $100 handling fee.

Within 60 days of arrival, No refund unless the Cabin or House is rerented less a $100 handling fee.

If we cannot rerent the unit and we upgrade another guest to your unit, you will be given the difference between the two units less a $100 cancellation fee.

If we cannot rerent the unit for all of the days you reserved, we will rent it for as many days as we can and refund that money to you less a $100 cancellation fee.

SECURITY/DAMAGE DEPOSIT.   $150 for all stays. The unit will be inspected upon your departure.

You will be charged for anything missing or damaged and for any excessive cleaning. If an animal is brought into the unit, you will forfeit the entire $150. If you violate our Visitor Policy, there will be a $20 per person fee for each Unauthorized Visitor or you will forfeit your Security Deposit, whichever is greater. LINEN POLICY.   We do not provide linens. You must bring your own sheets, pillows, blankets, towels,

           kitchen towels.

CAMPING CABINS

DEPOSIT POLICY.  Payment in full at time of reservation.

REFUND POLICY*.  60 Days prior to arrival: Full refund less $50 fee.

           Within 60 days of arrival, No refund unless the Cabin is rerented less a $50 handling fee.

If we cannot rerent the unit and we upgrade another guest to your unit, you will be given the difference between the two units less a $50 cancellation fee.

If we cannot rerent the unit for the full week, we will rent it for part of the week and refund that money to you less a $50 cancellation fee.

Hall of Fame Weekend:  Payment in full at time of reservation.  No Refunds. 3 night minimum.

 

CAMPSITES

DEPOSIT POLICY.  Payment in full at time of reservation.

For W/E/S sites during our Peak Season, there is a 3 night minimum.

For W/E  &  Rustic sites there is no minimum.

REFUND POLICY*Cancel more than 14 days before arrival - full refund minus a one night handling fee.

Hall of Fame Weekend:  Payment in full at time of reservation.  No Refunds. 3 night minimum.  

 

RUSTIC GROUP TENTING

DEPOSIT POLICY.  $25 non-refundable deposit at time of reservation.  Balance due in 30 days.

REFUND POLICY*. Cancel more than 14 days before arrival - full refund minus $25.

*CANCELLATION OF EVENTS DUE TO A NATIONAL EMERGENCY SUCH AS COVID-19.

All monies paid greater than the cancellation fee will be refunded by check or credit card.

We will waive the need to rerent your cabin or campsite and we will issue a credit equal to your cancellation fee.  This credit is transferable to another person/family and it will never expire.

You can use the credit at any time, or you can sell the credit to someone who will be staying with us in the future.

 

VISITOR POLICY -  No Visitors  Allowed

Only registered overnight guests are allowed on the grounds. Exceptions may be made on an individual basis for family such as grandparents. 

Unauthorized Visitors are never allowed. There will be a $20 per person fee for any Unauthorized Visitors or you will forfeit your Security Deposit, whichever is greater. You will be responsible for this fee and it will be added to your bill.  

 

DREAMS PARK and ALL STAR VILLAGE FAMILIES. 

Your child and/or partner who are staying at the Dreams Park or All Star Village are considered guests, not visitors. Additional vehicle must be registered at the office. 

We never allow team parties.   Glimmerglass State Park and Gilbert Lake State Park have party areas. 

QUIET HOURS  -  10 PM - 8 AM   

We strictly enforce Quiet Hours.

We truly want you to have a wonderful time here, but we want all of our guests to have a wonderful time!

After 10 PM: 

  • Use your library voice around the campfire.

  • All radios and outdoor TV's must be turned off.

  • Playground is closed. 

  • Violation of quiet hours may result in a request to vacate. 

Note: During hours outside of quiet hours music must be kept at a reasonable level that is respectful of fellow guests.

 

 

CHILDREN

We love having children at Beaver Valley! There is so much to explore! 

  • Children under 9 must be accompanied by a parent or guardian at all times. 

  • Children under 18 must be back at the campsite area at dark unless at a campground event or in the store. 

 

The parent or guardian is ultimately responsible for each child's safety, and is also responsible for any damages done by a child under their supervision. 

SITES

  • One vehicle per site. Extra parking for 1 additional vehicle is located in one of the two parking lots.

  • One RV or Tent per site per NYS Health Department. An extra small tent for children is allowed.

  • No outside firewood from more than a 50 mile radius per NYS DEC.-

  • Only build fires in fire rings provided.  Do not leave unattended.

  • No foraging for firewood or cutting/breaking trees.

  • No firearms, air guns, BB guns, chain saws, sling shots, crossbows, bows & arrows, ammunition, or fireworks. Handheld stick sparklers are allowed.

  • We ask that politics be left at home. We do not allow campaign signage or campaign flags on site.  Beaver Valley is meant to be a place of gathering. Consider it a zone of truce.

  • No underage drinking or illegal drugs. Law enforcement will be notified.

  • No alcohol, drugs, smoking or vaping in common areas of the campground (playground, basketball court, pools, etc).

  • Poor conduct will not be tolerated. We reserve the right to give an order to vacate to anyone at any time or refuse entrance to anyone who violates the campground rules. This is supported by NYS law.

CAMPGROUND ROADS

  • Speed limit is 5 mph. Staff will stop guests if the speed limit is not followed. Violations may result in a fine, and up to a request to vacate.

    • The safety of the children and pets on site are of the highest priority!

  • No ATV’s or similar recreational vehicles on site.

  • Golf cart is allowed but only with a licensed driver driving.

  • Each vehicle must register in the office and display a Beaver Valley car pass when on site.

PETS

NO! - Cabins, Tiny Houses, Camping Cabins, Pool Area, Tiny Tot Area, Baseball Fields or Any Buildings - NO!

  • Authorized visitors are not allowed to bring pets.

  • Please Don't Do It!  If you bring a pet inside your rental unit,  you will forfeit your entire Security Deposit and be responsible for any additional damage or cleaning needs. 

Please note: We accept Service Animals per the ADA but not emotional support animals.

Pets are welcome at the Campsites with the following strict guidelines:

  • FEE:  $2 per pet per night.

  • A copy of a recent rabies vaccination must be on file for each pet at a site. 

  • A pet cannot be left outside of a tent camper. Do not crate outside, or chain/tie pets to trees or tables while guest is gone. 

  • All pet waste must be picked up and put in the trash. Campers not cleaning up after their pets or improperly disposing of waste will be charged a $50 fine. 

  • Pet owners are 100% liable for any injuries or property damage cause by their pets. 

  • ON LEASH AT ALL TIMES.

POOLS -  11 AM - Dusk

*Pools are strictly regulated by NYS regulations.

  • No lifeguard on duty.  2 adults must be present at ALL times for the use of either pool. You don’t need to know the other adult.

  • Children under 18 cannot enter the pool fence until their parent or guardian is with them.

  • Parent or guardian is responsible for each child’s safety and behavior in the pool area,and are responsible for any damages done by a child under their supervision.

  • No food, drink, pets, smoking or vaping in the pool area.

  • No furniture in the pools.

  • Only use emergency equipment if there is an emergency.

  • Guests cannot be in the pool when it is raining.

  • Guests must leave the pool area at first sign of lightening or thunder. Pool will reopen half an hour after last sign of lightening or thunder.

  • Pool use is only got overnight registered guests per NYS. 

  • Anyone found jumping the pool fence will be ejected from the park with no refund.

BOATING

  • Ponds are unsupervised and boating is at your own risk.

  • EVERYONE must wear a life jacket at all times.

  • Person must be 18 or older to sign out a boat. Life jackets provided.

  • No outside boats, kayaks, canoes or inflatables allowed in pond per NYS DEC.

  • No swimming in the pond at any time per NYS DEC. Snapping turtles will bite!

FISHING

  • Catch & Release fishing only.

  • Worms for sale in the office.

FOOD BANK

  • At check out consider bringing any unopened food or hygiene items to the office for donation to the local food bank. 

TRASH & RECYCLING

  • Dumpsters for trash & No Sort recycling are located on site. 

  • Trash is ONLY for onsite household garbage. Dumping of other types of garbage such as mattresses will result in a fine. 

BALL FIELDS

 

Little League Field​​​

  • Available for use by registered guests free of charge unless a game is scheduled or maintenance is being done.

  • This does not include exclusive use by one camper or camping group. Any camper who would like to be on the field must be allowed on the field just like how it works for the playground.

  • The Little League Field can be rented for your exclusive use. If rented the Little League can be used by others in your group who are not staying on site. A Certificate of Insurance & fee are required. 

Major League Field

  • Only to be used with written permission after being rented. A Certificate of Insurance & fee are required. 

 

Damage

Any damage done to a field will be paid for by the offending adult or the parent or guardian of the offending child. The minimum fine is $25. Max fine is dependent on damage done.

 

To prevent damage:

  • Do not jump the fence. 

  • Do not attempt to do any field maintenance.
