DEPOSIT POLICY. Reservations made prior to March 15: INITIAL DEPOSIT $250 at time of reservation.
Balance due by mid-March.
Reservations made after March 15: Full payment at time of reservation.
Reservations made prior to April 30 must be for a 7 night stay. Friday check-in to Friday check-out.
On May 1, we begin accepting reservations for 3-6 night stays and may accept 1-2 night stays based on availability.
REFUND POLICY*. No refunds unless the Rental Unit is rerented less a $100 handling fee.
If we cannot rerent the unit and we upgrade another guest to your unit, you will be given the difference between the two units less a $100 cancellation fee.
If we cannot rerent the unit for the full week, we will rent it for part of the week and refund that money to you less a $100 cancellation fee.
SECURITY/DAMAGE DEPOSIT. $150 for all stays. The unit will be inspected upon your departure.
You will be charged for anything missing or damaged and for any excessive cleaning. If an animal is brought into the unit, you will forfeit the entire $150. If you violate our Visitor Policy, there will be a $20 per person fee for each Unauthorized Visitor or you will forfeit your Security Deposit, whichever is greater. LINEN POLICY. We can provide linens for an additional fee during our peak season only.
Linens must be requested at least one day in advance. We cannot accommodate a linen request on the day of your arrival.
We cannot provide linens after Labor Day. We do not exchange dirty linens for clean linens during your stay.
There are two coin operated laundromats in the campground.
Linens Sets Include: 2 Sheets per Bed, 1 Blanket per bed, 1 Pillowcase for each pillow, 3 Bath towels per person, 2 Hand Towels Per Person, 3 Face Cloths Per Person, 1 Pool Towel per person, 6 Dish Cloths.
Fee: $125 for up to 4 people. $25 per person over 4.

*CANCELLATIONS OF EVENTS DUE TO A NATIONAL EMERGENCY SUCH AS COVID-19.
We will waive the need to rerent your cabin or campsite and we will issue everyone a credit equal to their initial $100 or $250 deposit. This credit is transferable to another person/family and it will never expire.
You can use the credit at any time, or you can sell the credit to someone who will be staying with us in the future.
All monies paid greater than the initial deposits will be refunded by check or credit card.
VISITOR POLICY - No Visitors Allowed
We may make exceptions on an individual basis. Check with the Office.
Because we have so many fun things to do and because we are so near the Dreams Park, we ended up a big "party" place. It was not fun... so we no longer allow visitors.
We are very strict about our visitor policy. Only registered overnight guests are allowed on the grounds. We will make exceptions on an individual basis (for example grandparents staying someplace else); please check with the office.
Unauthorized Visitors are never allowed. There will be a $20 per person fee for any Unauthorized Visitors or you will forfeit your Security Deposit, whichever is greater. You will be responsible for this fee and it will be added to your bill. Please do not ignore this policy.
DREAMS PARK and ALL STAR VILLAGE FAMILIES.
Your child and/or spouse who are staying at the Dreams Park or All Star Village are considered part of your family and are not treated as visitors. They may come and go as you please. Your child and/or spouse may enjoy the full use of Beaver Valley facilities including pools, playground, pond, etc. If there will be an additional vehicle, be sure to stop by the office upon arrival to get a car pass.
We never allow team parties. If there are team members who are not staying with us, you may not bring them to Beaver Valley. Glimmerglass State Park has facilities for team parties: swimming, covered pavilion, grills, etc. Barnyard Swing Mini-golf has free facilities for team parties.
There will be a $20 per person fee for any Unauthorized Visitors or you will forfeit your Security Deposit, whichever is greater. You will be responsible for this fee and it will be added to your bill.
QUIET HOUR - 10 PM - 8 AM
We strictly enforce Quiet Hours. If you really don't think you can abide by our Quiet Hours, please consider staying elsewhere. Seriously! Beaver Valley may not be the best place for your stay!
After 10 PM: Shhhh... Radios must be turned off completely. No outside TVs. No loud cackling. Please use your library voice. All children must be with you at your site. Playground is closed. All Authorized Visitors who received permission from the office to be on site must leave.
We have someone patrol the grounds to be sure it is quiet at 10 PM. If you are noisy, we will speak to you once to remind you of quiet time. We will speak to you a second time because we are really nice people. But if we have to speak to you a third time, you will have to go to bed or leave the property with no refund. Please do not ignore this policy.
We truly want you to have a wonderful time here, but we want all of our guests to have a wonderful time!

Pets are not allowed in or around any of our rental units or other buildings.
Pets are not allowed in any of the common areas such as the playground, pool, bathhouse, store, baseball fields.
Visitors are not allowed to bring pets.
Please Don't Do It! If you bring a pet inside your rental unit, you will forfeit your entire Security Deposit. If that happens, you'll be really mad and I'll be really mad and it will really ruin everything... Really.

Pets are welcome at the Campsites with the following strict guidelines:
FEE: $2 per pet per night.
A rabies certificate (a piece of paper not just the tag) must be presented at registration.
Must be on a leash at all times even when walking in the woods or fields.
Can never be left unattended at the site unless inside a camper or vehicle or crate.
Cannot be a nuisance.
Must be promptly and thoroughly cleaned up after.
Not allowed in or around any of the buildings or common areas such as the playground, pool, store, etc.
POOLS - Our Solar-heated big pool and wading pool are for use by registered overnight guests only.
Pools are generally open Memorial Day weekend though Labor Day weekend depending upon the weather.
We have No Lifeguard on Duty.
2 adults must be present at the pool (inside the pool fence) in order for it to be in use. You do not need to know the other adult but there must be 2 present.
Children under the age of 18 must be accompanied by a parent or guardian while at the pool- even if they are lifeguards.
You must sign a "Swimming Pool Use Form" when you register or you will not be able to use the pool. (This is a NY State law)
No Food or Drink inside the pool fence. (No aluminum cans, no plastic bottle, no chips, no sandwiches...you get the idea...)
Usual hours 10AM to Dusk. Pools will be closed during inclement weather.
WiFi - free WiFi throughout the campground except some "T" rustic tent sites.
Areas "A", "B", "C", "E" Some "T" sites.
All 2 bedroom Cabins, all 1 bedroom Cabins, Camping Cabins, Bunks, Pools, Playground, Ballfields.
All units in the Apple Grove including all 1 bedroom cabins and Keystone Kabin.
Both Laundromats have WiFi
We have a small lounge in our office where you can get internet, too.
Please Note: We finally have high speed fiber-optic cable on our road. You may have read that our internet was not great BUT IT IS NOW! It is still distributed throughout the park via WiFi.
We are not responsible for any outages and will not give refunds for outages.
BOAT RENTALS - Paddle Boat, Canoe, Row Boat
All boats must be signed out at the office and the rental fee paid prior to use.
Lifejackets will be provided and must be worn at all times.
Boats are only available during the posted hours.
You can bring your own non-motorized rowboat, canoe or kayak to use on our ponds. (No gas or electric motors). You must wear a lifejacket at all times and an adult must be in the boat at all times. Please let us know in advance if you will be bringing a boat.
BASEBALL FIELDS - Little League Field - Major League Field
Little League Field: available for registered overnight guests to use free of charge unless it is rented for a game or it is closed for maintenance or due to weather. When in doubt, please ask at the office. The Little League Field can be reserved by contacting the office, paying the fee and providing a Certificate of Insurance.
Major League Field: available by reservation only. Please do not jump the fence! There is a fee to use the Major League Field and you must provide a Certificate of Insurance. If you mess up the field, you will be charged a fee for the time it takes to repair it. Minimum fee is $25. Call us for details on how to rent the Major League Field.
We sometimes do not open or close exactly on the date we post. If the weather is cold, we may open later or close earlier. We once had snow on May 17! Please call first if you would like to visit near our opening or closing dates.
After Labor Day we are short on staff and have limited office and store hours.
